East Nashville is the most varied part of our service area and the one where the house itself matters most. Pre-war bungalows sit next to full rebuilds and new infill, and the gutter system on each is a completely different proposition.
What We See in East Nashville
Three broad categories. Original pre-1940 housing in Lockeland Springs, Historic Edgefield and parts of Inglewood — often with deep eaves, older fascia, and sometimes systems that have been patched by several owners. Mid-century stock further out. And new infill, frequently tall and narrow on small lots, with modern seamless gutters and short runs.
The old housing is where care matters. Fascia on a hundred-year-old bungalow is frequently soft behind the gutter, and the fastest way to make an expensive problem is to hang new hardware into wood that will not hold. We check before we fix, and we will tell you when a carpenter needs to go first.
The other East Nashville factor is grading. Much of this housing predates modern drainage practice, and the ground has settled over a century. Water discharged at the foundation on an old East Nashville lot frequently has nowhere useful to go, which is why crawlspace moisture is such a common complaint here. When to Book
Twice a year on the tree-lined older streets; once may be enough on newer infill with little canopy. The hackberry and maple through Inglewood and Lockeland Springs shed for weeks, so late November is the better single date.
