The defining feature here is topography plus tree cover. Bellevue homes are frequently built into a slope, which means ladder work on uneven ground and, more importantly, that water leaving a downspout has somewhere to run — usually toward the low side of the house.
The tree mix is oak, hickory and sweetgum, with a lot of cedar on the older lots. Sweetgum in particular is a problem: the spiky seed balls do not compact like leaf litter, they bridge across a downspout outlet and create a dam that leaf debris then packs solid behind.
